Mansionetta founders Chris and Athina Stoehrle discovered the small villa on the enchanting island of Hydra during their travels. It was love at first sight! What followed was the purchase of the house in the spring of 2024 and the subsequent renovation. The renovation work was an exciting but also challenging time. Buying and renovating the property on the island was a true adventure that required careful planning, patience, and creativity. Why? Hydra is completely car-free, and absolutely everything is transported by donkeys, mules, or horses, including all the materials needed for a house renovation...

 b) Necessary Documents To purchase property in Greece, you will need a few basic documents: Greek Tax Identification Number (AFM): Every buyer, whether Greek or foreign, must apply for a tax ID to purchase a property. Valid passport or identity card. Proof of financial resources: In many cases, proof of financing the purchase, whether through equity or a bank loan, is required.


 c) The Notary Public: In Greece, the notary public is crucial for completing a property purchase. All transactions must be certified by a Greek notary public, who ensures that all legal requirements are met.

The purchase process in detail Buying property in Greece follows a relatively standardized process, but it can take some time as several steps are required:

a) Finding a Property We will familiarize you with the Greek real estate market. We will connect you with our local real estate agents and accompany you on personal property viewings.


b) Preliminary Agreement and Deposit Once we have found a property that meets your requirements, a preliminary agreement (also called a "pre-sale agreement") will be signed, which sets out the key terms of the purchase. Typically, a deposit of approximately 10–20% of the purchase price is due at this time. The preliminary agreement also specifies when the final purchase agreement will be signed.


c) Property Inspection / Conducting Due Diligence. In our personal experience, it is also advisable to conduct a comprehensive due diligence with a specialized lawyer before the final purchase. This will verify whether the property is free of encumbrances, mortgages, or legal issues. We are happy to assist you with this, too, with our network of excellent law firms. All necessary checks will be carried out by the lawyer.


d) Final Purchase Agreement The final purchase agreement is usually drawn up by a notary and signed by all parties. It contains all relevant information, including the purchase price, payment terms, and responsibility for any taxes or fees. The notary also ensures that the contract is properly registered.

a) Additional purchase costs Additional purchase costs include: Filing tax: This is usually around 3% of the purchase price or the appraised value of the property, whichever is higher. Notary fees: These are usually between 0.1% and 2% of the purchase price. Estate agent fees: If an estate agent is involved, the fees are usually between 2% and 5% of the purchase price. Legal fees: If a lawyer is hired, these fees may also apply and amount to around 1% and 3% of the purchase price. Registration fees: Registering the property in the land register usually costs around 0.5% of the purchase price.


b) Ongoing Taxes and Fees Property Tax: In Greece, an annual property tax (ENFIA) is levied on real estate, which depends on various factors, including the value of the property and the region in which it is located. Income Tax on Rental Income: If you rent out the property, you must pay income tax on the rental income. This varies depending on the amount of income and ranges from 15% to 45%.
